Energy Performance Certificates provide an energy rating for a building based on its characteristics. Your client needs a commercial Energy Performance Certificate (EPC) to comply with the latest legislation, whether they are selling, letting, building or modifying their commercial property.
Why do you need an Energy Performance Certificate for a building?
Energy Performance Certificates (EPCs) are designed to provide energy efficiency ratings for buildings. The certificate also includes a recommendations report, providing information on ways to improve the energy performance of the building. Under Article 7 of the European Performance in Buildings Directive (EPBD) all buildings require an Energy Performance Certificate. Accordingly, all UK buildings must eventually comply with The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007.
EPCs are being phased in across England and Wales gradually over the course of 2008. As of April 2008, owners of commercial buildings over 10,000m2
and as of July 2008 owners of commercial buildings over 2,500 m2
will have to provide an EPC when they buy, sell or let commercial premises. By January 2009 all buildings, whenever they are built, sold or rented out, will require an EPC.
The EPC Assessment process uses standard methods and assumptions about energy usage to make it easy to compare one building with another building of the same type. Prospective buyers, tenants, owners, occupiers and purchasers will be able to see information on the energy efficiency and carbon emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.
